For purposes of these Terms:
- "Service" or "Services" refers to residential consultation services provided by Elevation Homes
- "Client" or "You" refers to the individual or entity engaging our services
- "We," "Us," or "Our" refers to Elevation Homes

- "Agreement" refers to these Terms and Conditions plus any service-specific agreements
3. Service Description
Elevation Homes provides professional residential consultation services to assist clients in identifying and securing rental apartments in Taiwan. Our services include property identification, viewing coordination, lease review, and negotiation support as specified in your selected service level.
The specific services provided depend on the service tier selected: Core Collection, Refined Access, or Complete Portfolio. Each service level includes different features and levels of support as detailed on our website and in service agreements.
We provide professional consultation and assistance but do not act as property owners, landlords, or real estate agents in the traditional sense. Final rental decisions and lease agreements are between clients and property owners.
4. Service Engagement
4.1 Initial Consultation
Service engagement begins with an initial consultation where we discuss your requirements, timeline, and appropriate service level. This consultation does not obligate either party to proceed with service engagement.
4.2 Service Agreement
Upon mutual agreement to proceed, we will provide a service agreement specifying the selected service level, fees, timeline expectations, and specific terms. Services commence upon execution of this agreement and receipt of required fees.
4.3 Client Responsibilities
Clients agree to:
- Provide accurate information about requirements and preferences
- Respond to communications in a timely manner
- Attend scheduled property viewings or provide reasonable notice of cancellation
- Provide necessary documentation for lease processing when requested
- Communicate changes in requirements or circumstances promptly
5. Fees and Payment
5.1 Service Fees
Service fees are specified for each service level and communicated clearly before service engagement. Fees are stated in Taiwan Dollars (TWD) and are payable as outlined in the service agreement.
5.2 Payment Terms
Payment is typically required before service commencement or according to the payment schedule specified in your service agreement. We accept payment methods as specified in our service agreement.
5.3 Refund Policy
Service fees are generally non-refundable once services have commenced. However, if you decide to discontinue services before we have presented any properties, we may provide a partial refund at our discretion. Specific refund provisions, if any, will be outlined in your service agreement.
5.4 Additional Costs
Our service fees cover professional consultation and support. Clients remain responsible for rental deposits, rent payments, and any other costs associated with leasing and occupying a property.
6. Service Scope and Limitations
6.1 Professional Consultation
We provide professional consultation based on our knowledge and experience. However, we do not guarantee that you will find a suitable property, that any particular property will be available, or that property owners will accept your rental application.
6.2 Property Information
While we verify property information to the extent reasonable, we rely partly on information provided by property owners. We are not responsible for inaccuracies in property descriptions, availability, or terms that originate from property owners.
6.3 Legal and Financial Advice
Higher service tiers may include professional review of rental agreements, but this does not constitute legal advice. For specific legal or financial concerns, we recommend consulting with qualified legal or financial advisors.
6.4 Market Conditions
Property availability, pricing, and lease terms are subject to market conditions beyond our control. We cannot guarantee specific outcomes or results from our services.
7. Intellectual Property
All content on our website and in our materials, including text, graphics, logos, images, and software, is the property of Elevation Homes or our licensors and protected by intellectual property laws.
You may view and use content for personal, non-commercial purposes related to evaluating or using our services. You may not reproduce, distribute, modify, or create derivative works without our express written permission.
Client information and materials shared with us remain your property, though you grant us license to use such information as necessary to provide services.
8. Confidentiality
We maintain confidentiality of client information as outlined in our Privacy Policy. We will not disclose your personal information except as necessary for service provision, with your consent, or as required by law.
Similarly, we request that clients maintain confidentiality regarding any proprietary methods, property information, or business practices they observe during service engagement.
9. Limitation of Liability
9.1 Service Provision
Our services are provided on an "as is" basis. We make no warranties, express or implied, regarding service outcomes, property availability, or specific results. To the fullest extent permitted by law, we disclaim all warranties of merchantability and fitness for a particular purpose.
9.2 Damages
Our total liability to you for any claims arising from our services shall not exceed the fees you paid for the specific services giving rise to the claim. We are not liable for indirect, incidental, consequential, or punitive damages.
9.3 Third-Party Actions
We are not responsible for actions, representations, or omissions of property owners, landlords, or other third parties with whom you interact as a result of our services.
10. Indemnification
You agree to indemnify and hold Elevation Homes harmless from any claims, damages, losses, or expenses arising from your use of our services, your violation of these terms, or your violation of any rights of third parties.
11. Termination
11.1 By Client
You may terminate services at any time by written notice. However, fees for services already provided are generally non-refundable as specified in your service agreement.
11.2 By Elevation Homes
We reserve the right to terminate services if you breach these terms, provide false information, or if we determine in our reasonable judgment that we cannot effectively serve your needs.
11.3 Effect of Termination
Upon termination, we will cease active service provision. Provisions regarding confidentiality, limitation of liability, and dispute resolution survive termination.
12. Dispute Resolution
12.1 Governing Law
These Terms are governed by the laws of Taiwan, without regard to conflict of law provisions.
12.2 Jurisdiction
Any disputes arising from these Terms or our services shall be subject to the exclusive jurisdiction of the courts of Taipei, Taiwan.
12.3 Informal Resolution
Before initiating formal proceedings, we encourage informal resolution through direct communication. Many concerns can be addressed through constructive dialogue.
13. General Provisions
13.1 Entire Agreement
These Terms, together with any service-specific agreements and our Privacy Policy, constitute the entire agreement between you and Elevation Homes regarding our services.
13.2 Severability
If any provision of these Terms is found unenforceable, the remaining provisions continue in full force and effect.
13.3 Waiver
Our failure to enforce any provision of these Terms does not constitute a waiver of that provision or any other provision.
13.4 Assignment
You may not assign or transfer your rights or obligations under these Terms without our written consent. We may assign our rights and obligations to affiliates or successors.

14. Changes to Terms
